Outdoor Renovations & Design-Build
Whole-property work under one scope: demolition, grading, drainage, hardscape, and planting sequenced so nothing gets torn back up. Drawn and priced before the first machine arrives.

Bluestone, clay, and concrete paver patios, front walks, steps, seat walls, and retaining walls. Compacted #304 base, positive pitch, polymeric joints, spiked edge restraint.
Hardscape scope 03Permeable Driveways
A 15-inch open-graded base under the pavers holds the rain and lets it soak in, instead of running it into the street. Turfstone and permeable paver systems, vehicular rated.

Planting, bed construction, soil work, and turf — installed after the grade and drainage are right, so the plants sit in soil that drains instead of a bathtub.

Site visit
We walk the property, measure, check drainage and grade, and talk through how you actually want to use the space.
Design
A scaled layout with materials, dimensions and elevations — enough drawing to see the finished thing before it’s built. Overlays are marked as illustrative; final dimensions get field verified.
Line-item estimate
Materials, labor, equipment, excavation and haul-off broken out separately, with depths and tonnages stated. You see where every dollar goes, and what would move it.
Build
One crew on site until it’s done. Fabric down, base in compacted lifts, string line pulled — depth, compaction and pitch verified as we go rather than assumed.
Walkthrough
We review the finished work with you, hand off care instructions, and come back the next season to check settlement.
Materials & what’s under the surface
Most hardscape failures in Northeast Ohio are base failures. Freeze and thaw find every inch of base that got skipped, every low spot that holds water, every joint that was never locked in. So the estimate you get from us prices the base honestly instead of hiding it.
- Excavation to the planned depth for the load. Foot traffic and vehicle traffic are not the same section.
- Stabilization fabric over the prepared subgrade where soils are soft or clay-heavy.
- Aggregate placed in compacted lifts and checked as it goes in, not at the end.
- Positive pitch away from the structure, with an outlet that goes somewhere.

Who you’d be hiring
Vereda’s Outdoor Design & Build is a design-build contractor in Greater Cleveland — hardscape, landscape construction and sustainable site design. The part we care most about is the part nobody photographs: the grade, the base, the drainage, the compaction. Then we build the surface on top of it.
Vereda means a path or way. That is how we read a property: where people move, where water moves, where grade changes, where stone belongs and where planting can thrive. We design those decisions as one system rather than four separate jobs.
Every project starts with a written scope that states depths, tonnages, unit counts and allowances, so the number in front of you is a number you can actually plan around.
Materials come from Kurtz Bros. in Valley View. Everything gets detailed for what Northeast Ohio actually does to it — freeze and thaw, snowplows and deicing salt.

Common questions
What does a project cost?
Most of what we build lands between $15,000 and $80,000, but that range won’t tell you much about your yard. Price follows square footage, material, access, and how much excavation and drainage the site actually needs. Rather than guess at it, we measure on the first visit and put a line-item number in writing — depths, tonnages and allowances included, so you can see what would move it.
What does the warranty cover?
One year on the workmanship of the installation. It doesn’t cover plow damage, deicing salt, or seed that didn’t get watered — those come down to the weather and the maintenance, and we’d rather say so now than argue about it later.
Do I need a permit?
It depends on your city and on the work. Retaining walls above a certain height, driveway aprons in the right-of-way, and anything that changes where water goes usually need review. We’ll tell you what your municipality requires and handle the filing.
How far out are you booking?
Build season here runs roughly April through November. Design work happens year-round, and winter is the best time to get a spring project drawn and on the schedule.
Is permeable paving right for my property?
Not always. Heavy clay subgrade, a high water table, steep pitch or a tight setback can all point back to a traditional section. We’ll say so on the first visit rather than sell you the system that doesn’t fit your property.
